Covenants, Conditions & Restrictions (CCRs)

Adams Farm Subdivision is governed by a recorded Declaration of Covenants, Conditions & Restrictions (recorded May 1, 2026 — Iron County Recorder Entry 00847919, Book 1757, Page 855). The Declarant is DDJ Development LLC.

  • Residential use only — no commercial activity on Lots
  • Architectural Controls & Standards apply to all construction (Phase 1 standards in Exhibit D)
  • Maximum 2,500 sq ft of irrigated turf grass per Lot — drought-tolerant landscaping encouraged
  • Front & side landscaping must be completed within 6 months of occupancy
  • No RVs, trailers, boats parked in front setback (24-hour load/unload exception)
  • Nuisance restrictions to preserve quiet, peaceful enjoyment for all residents
  • Architectural review required for exterior alterations
  • 75% Owner approval required to amend after the Declarant Control Period

Homeowners Association (HOA)

The Adams Farm Homeowners' Association is a Utah nonprofit corporation established under the recorded Declaration. Bylaws are attached to the CCRs as Exhibit C.

  • Five-member Board of Trustees governs the Association
  • Initially appointed during the Period of Declarant Control; elected by Owners thereafter
  • Annual Owner meetings + at least quarterly Board meetings
  • Regular assessments set annually by the Board to fund Common Area maintenance
  • Special assessments > 20% of annual budget require Owner approval
  • Reinvestment fee and reserve fund authority for long-term needs
  • Unpaid assessments become a lien on the Lot after 30 days
  • Architectural review & rule-making authority delegated to the Board

Adams Farm Subdivision Phase 1 is a 24.82-acre community in unincorporated Iron County, located along 3500 & 3550 North Street between 2150 West and 2300 West. The subdivision borders Monarch Meadows Subdivision to the north, with the Stevensville Ditch forming the eastern boundary.
